How does it work?

How does the Housing Hand Service work?

  • Can Housing Hand stand as rent guarantor for a group?

    A guarantor is required per person. If more than one tenant requires a guarantor, each tenant must apply to Housing Hand separately. In the event that some tenants would like to use Housing Hand and some do not, we can stand for just those that want to, i.e. 3 tenants require a guarantor, 2 use Housing Hand and the third uses their own guarantor.

    All tenants can, however, use the same co-signer, as long as the co-signer does not live in the same property.

    Provisional Eligibility Certificate
    If your application is successful, you will receive a Provisional Certificate showing that you are eligible for our guarantor service. This is to help you with your property search. Showing that you will be able to get a UK Guarantor when the time comes. Please note that this is only a provisional certificate and so its only the first step in the process. Once your property details are confirmed you will need to go online. This way you can finish the application and sign a formal contract with us.

    Contract signed
    Once you have completed the application process in full, we will check your tenancy details. This will be confirmed with the accommodation provider and your supporting documents. If all is in order, then we will send you a contract to sign. Once you and your co-signer have signed this, with our guarantor service we will sign a guarantor deed with the accommodation provider and you are all set to move in.

     

  • Can I pay monthly for the guarantor service?

    Yes. If you can’t pay the full guarantor fee upfront, Housing Hand offers a monthly payment option. Therefore, your fee payment is spread over an 8 month period. We want to make things easy for you to move in quickly!

  • How do I pay for the service?

    We use the Stripe as our payments processor so that you can pay with a credit or debit card online for our service, through our website.

    Alternatively, once you have applied online, one of our Housing Officers will call you to take your payment. Payment can be made by telephone by bank or credit card (excluding American Express) or by bank transfer. The contract cannot start until full receipt of cleared funds; a receipt will be emailed immediately upon payment to the applicant or cardholder.

  • How long does the process take?

    Our process depends on how fast and how complete your application is.

    Housing Hand can process your application within one day as all parts of the process are completed online. Housing Hand has the policy to provide an immediate response to each enquiry. In some circumstances, we might experience delays in obtaining the paperwork/documents from your Accommodation Provider. If this is the case, we will always keep you updated and informed.

    Please note that we are unable to process your application if you have not completed the full online application. Therefore meaning that you have to upload your documents and make a payment to us before it is completed.

  • I am an international student. Do I need to be in the UK to complete the application?

    The whole process can be completed online. It can be done from anywhere in the world whether you are international or not. Housing Hand will request your mobile phone number and email address on your application for. This allows us to contact you when necessary.

  • How long does Housing Hand stand as my UK Guarantor?

    It depends on the length of your tenancy agreement. Each case is dealt with on an individual basis, so there is no standard answer, but typically:

    For a student: 12 months.

    For a working professional: 6 months or 12 months on request.

    For periods longer than 12 months, you will need to renew your application by logging back in and clicking “renew” at the appropriate time. Renewals benefit from a 10% discount if requested before the end of the tenancy. Please note that the 10% is only applicable to tenancy that are 12 months only.

  • Should I pay the administration fee to my Accommodation Provider prior to completing the Housing Hand Guarantor process?

    We recommend that you only pay a deposit or an administration fee after being given a confirmed guarantor deed by Housing Hand. This is because some agencies or landlords may decline to reimburse any pre-paid fees; if a suitable guarantor is not provided.

    Some student accommodation, such as halls of residences, require a security deposit to be paid prior to providing a guarantor. They often are prepared to reimburse this fee upon request.

  • What happens if my landlord does not accept Housing Hand ?

    We work with thousands of Letting Agents, Student Halls and Landlords across the UK. But if there is a problem and your accommodation provider does not accept Housing Hand as a guarantor then we will give you a refund.

  • What is the status of my application ?

  • I have applied online and received a Provisional Certificate of Eligibility. What is this and what do I do with it?

    When you apply online you are emailed a downloadable Provisional Certificate of Eligibility. If you are eligible for our service. The certificate will allow you to inform your Accommodation Provider that you have a Rental Guarantor in principal should they require official assurance before showing you any properties. However, please note that you will still need to complete the application process before we become your guarantor. The certificate is just proof of your eligibility to use our service; not that we are already acting as your guarantor. We will only sign the Guarantor Deed with your Accommodation Provider. This is done once you have completed the full application process with us.

  • When will I get my contract ?

    As soon as we have confirmed your tenancy details, check your documents and co-signer information we will send you our contract. You can see how your application is progressing on your portal. You might want to check your email (and your spam folder just in case) to see if we have already sent you a contact to sign.

  • Why is it taking so long?

    We try to process applicants as fast as we can. In the summer months, we have quite a high volume of applicants which can slow things down a bit. Our team aims to process applicants equally and quickly. If your case is urgent then call us on + 44 (0) 207 205  2625 and we will do our best to process your application today. To speed things up you can make sure that :

    1. You have uploaded all the right documents
    2. You have filled in the co-signer details completely
    3. Your tenancy details are up to date
    4. You have checked your email to see if we have already sent you a contract to sign
    5. You have alerted your co-signer that they need to sign the contract too.
  • What are Housing Hand's guarantor details?

    When filling in a Guarantor Form, you may be asked to provide the details of your guarantor such as name, email, phone number, date of birth, national insurance number etc.
    We advise our applicants to use the following details:

  • How do I sign the online contract?

    After you have applied for the service, you will be sent a contract to sign via email which sets out the Terms and Conditions of your Guarantor Agreement with us.

    Please note that you will receive the Guarantor Agreement to sign;  it is then forwarded to your co-signer for their signature. We recommend that you contact your co-signer after you have signed the Agreement. This is to inform them that it has been sent to them. Also, to explain that they need to sign it online.

    We also recommend that you and your co-signer sign the Agreement as soon as possible to avoid any delays with your application. If you have any problems please call our office on +44 (0)207 205 2625.

  • What happens if I move out and end my Tenancy Agreement early?

    You are required to provide evidence that your Accommodation Provider has released you from the Tenancy Agreement. Also that there is no outstanding debt at the property. Otherwise, you are still liable for all outstanding rent to the end of your Tenancy Agreement.

    If you are on a monthly payment plan with Housing Hand you are still liable for the Guarantor service fee even if you have moved out early.

  • Can my guarantor back out?

    No. Once the AST and Guarantor Deed have been signed Housing Hand are bound for a fixed term of the tenancy. To back out of a guarantor agreement the Guarantor Deed would have not been signed.

  • What happens if a Housing Hand guaranteed tenant is late paying rent?

    If the tenant is late paying rent, the accommodation provider will invoice Housing Hand detailing the default. Housing Hand will pay this within 28 days of receipt. We will work with the tenant or if required, the co-signer, to arrange repayment to Housing Hand.
